Strong Q4 renewal activity underscores tenant commitment and fuels optimism for 2026

Leasing activity in Atlanta’s office market ended 2025 on a strong note. In Q4 2025, 2.4 million square feet (msf) of leasing activity was recorded, the highest quarterly total of the year and surpassing the five-year quarterly average of 1.9 msf. Although annual leasing volume, at 8.4 msf, came in slightly below the 9.5 msf recorded in 2024, tenant commitment remained strong, led by Bank of America’s 230,241-sf renewal at 6000 Feldwood Road. Renewals accounted for seven of the top 10 transactions this quarter, driven by elevated relocation and buildout costs. Strong demand from large occupiers, supported by improving economic conditions and rising attendance levels, contributed to the market’s momentum. With interest rates stabilizing and corporate confidence building, Atlanta’s office market is poised for continued growth in 2026.
