Miami's industrial reset provides tenants more and higher-quality options for tenants
Industrial vacancy in Miami has climbed to 7.3%—the highest since 2021—driven by a supply wave of recently delivered projects, a large share of which remains available. Of the 8.4 million square feet (msf) completed over the past 18 months, approximately 62.0% remains on the market, shifting pricing leverage toward occupiers. Rather than reducing face rents, developers are responding with concessions such as free rent and tenant improvement allowances. Leasing activity has concentrated in a select group of new high-quality parks, underscoring a clear flight-to-quality trend. Tenant demand increasingly favors modern facilities with higher clear heights, smaller footprints and enhanced electrical capacity (kilovolt-amperes per sf), reflecting a general trend toward smaller footprints paired with greater vertical and power capacity.
