Pipeline focused around Central and Northeast PA
Construction activity along the Pennsylvania I-81/78 Corridor declined 27.3% from Q3 2024 and remained well below the record high of 36.2 million square feet (msf) recorded in Q3 2022. Oversupply, coupled with limited availability of land suitable for industrial development, continued to suppress the construction pipeline in the Lehigh Valley submarket, where only 431,800 square feet (sf) was under construction at quarter’s end. In contrast, the Central PA and Northeast PA submarkets had 2.8 msf and 3.9 msf, respectively, in the pipeline.
Several notable projects were delivered this quarter, including the 527,755-square-foot (sf) Trade Center 83 North, the 399,208-sf property at 403 South Chiques Road and the 249,706-sf 1240 Strickler Road – Building A, all located in Central PA. Additionally, the 224,000-sf 2401 West Emaus Avenue project was delivered in the Lehigh Valley. All properties remain available at the time of delivery except 403 South Chiques Road, which was leased to NAPA Auto.
